Here are a few of the common issues the Property Owners Association (POA) regularly encounters:
 
1. Is the POA responsible for providing property owners with a copy of the Covenants, Concerns & Restrictions (CCR) document?
No. There is no legal duty for the POA to provide a copy of the “COVENANTS, CONDITIONS AND RESTRICTIONS FOR INDIGO ISLAND RESERVE” or ”THE BYLAWS OF THE INDIGO ISLAND RESERVE PROPERTY OWNERS ASSOCIATION, INC.” However, a copy of these documents is provided on this website as well as on the Register of Deeds section of the Berkeley County website. 
 
2. Do I have to get approval from the POA Board or the ARC before I make changes to my home or property?
Yes. Submit an ARC form for approval for any work you are having done on your home, including removal of trees, changing paint colors or construction work of any kind.  You must apply for approval well before any work commences to be sure you comply with neighborhood, city or county ordinances. See Covenants and Restrictions, Article IV. If you are only painting and the exterior colors will remain the same, you do not need ARC approval.
 
3. Can I park cars or other vehicles on the street? Can I park in the grass?

4. What does it mean to maintain my property?
Keep yards neat, mowed and as weed-free as possible. Keep bushes, shrubs and trees trimmed. Keep the outside of your home maintained by refreshing paint as needed and by removing mold or mildew. Do not allow trash or debris to accumulate on your property. Remove piles of mulch, stone or construction materials as quickly as possible.  See Covenants and Restrictions, Article V.
